Flood Insurance Myths That Could Cost You This Storm Season

As hurricane season approaches, it's time to set the record straight on one of the most misunderstood protections in Florida: flood insurance.

Every year, we hear from clients who thought they were covered, only to find out too late that they weren’t. Let’s bust some of the most common myths that can leave homeowners exposed to serious financial loss.

Myth #1: “Homeowners insurance covers flood damage.”

It doesn’t. Standard homeowners’ policies do not cover flood damage, even if it’s caused by a storm. You need a separate flood insurance policy, whether it’s through the National Flood Insurance Program (NFIP) or a private insurer.

Myth #2: “I’m not in a high-risk zone, so I don’t need flood insurance.”

Over 25% of flood insurance claims come from outside high-risk areas. Florida’s flat terrain and heavy rainfall make flooding a possibility almost anywhere. Don’t assume you’re safe just because your mortgage company doesn’t require it.

Myth #3: “Flood insurance kicks in right away.”

Most policies have a 30-day waiting period. That means if you wait until a storm is forming, it’s already too late. Now is the time to review your coverage, not when a storm is on the radar.

Myth #4: “Flood insurance is too expensive.”

Many people are surprised to learn that flood insurance for homes in low or moderate-risk areas can be relatively affordable. And the cost of not having it? That can be devastating.

Myth #5: “I can file a FEMA claim if I have damage.”

FEMA assistance is not a substitute for insurance. It’s typically a loan or limited grant, and usually not enough to rebuild your home or replace your belongings. Insurance gives you the full protection you need.
